About us

We at B & C Properties Management are committed to managing, good quality student accommodation at fair rents in a variety of location in the heart of Leicester close to both Universities.

Established in the 80’s we are still family owned, managed and take pride in being local and are committed to Leicester City.

We are located close to both Universities so it is easy for you to meet us.

We offer a variety of student accommodation from individual flat, shared flats and even accommodation to that can only be rented via the University. We are amongst the largest student accommodation specialists in Leicester.
We offer over 100's rooms in a variety of different locations in Leicester City Centre close to both the Universities.

We have easygoing approach and are committed to managing good quality student accommodation, at fair level, in the heart of the city or near the university.


When should I start looking?

When is the best time of the year to house-hunt?

The sooner you start your search, the better choice of location and quality/type and price.

January, after your exams is a good time. Confirming your next years place by Easter, will mean one less thing to worry about during the revision period.

Don’t panic if you are not this quick; we can help you.

Remember we offer 5 % discounts to returning students.
If you pay annually each it is another an extra 5 % each year
Total discounts of 15 % over two years.


Student Insurance

You need make your own arrangements for insuring your personal possessions.
Ensure that your policy covers you - for injury to others and damage to their property whilst in your place; and your belongings when you are out and about.


Rental Contract

Check the property thoroughly before you decide to take it.
If you are not sure about what to do, what your rights are, or if you want more information you should seek further advice.


Terms of Contract
We let accommodation to students on fixed term contracts.

Tenancies are Joint Assured Short hold Tenancies, which run from 1st July to 30 June.

There is no notice period in a fixed term contract.

In a shared house or flat each person pays their share of the house rent, expressed as £xx.xx per week per room.

Depending on the place you select any of the following may be included

---------------------- electricity, hot water
We have places inclusive of heating, gas and water.
Paying your own bills gives you the chance control what you use and save money on the services you do not use.

You have to pay for your own Telephone /Internet bills and TV licences – see our Welcome – Information Pack.

As a student you are exempt from Local Council Tax. See Student Local Council Tax Exemption

For returning students we offer a 5 % discount.

If the rent is paid annually, we offer 5 % discount

Over the summer period there is a 10-week discount.

Rents are paid direct to B & C Properties Management Limited.

Student Local Council Tax Exemption

As a student you are exempt from Local Council Tax .The University issue a Council Tax Exemption Certificate.

To make thing simple - pass us your Student Local Council Tax Exemption Certificate and we will help get your Tax Exemption.

Rent Levels

It is important to note that the rent we ask for reflects:

The quality of our accommodation
The quality of company and service we provide
Popularity of areas of the City.

Living in the city, close to the university, helps reduce your transport costs.

Like most owners/agents will ask for

A guarantor for rent payments
Refundable damage deposit
Some rent in advance

Your rent payment to us may include money for water, heating, gas. These are detailed in the individual contracts for the your place. It includes a nominal charge for cleaning communal areas plus a maintenance charge.


Payment

We understand the pressures of student financing and will do our utmost to assist you with flexible payment terms. Here are some of the options we offer

Annual Payment

Remember we offer 5 % discounts to returning students PLUS 5 % if you pay annually.

You can save 15 % over two years.

Normal Quarterly Rent Payment

Rent statements will be issues on a Quarterly basis in advance of the due date and payments must be cleared by

1st July, 1st October, 1st January, and 1st April.

As these dates do not coincide with payments, from the Student Loans Co. We can assist with a 2-3 week period grace whilst you wait for the payment.
You must inform us in writing at least 3 weeks prior to the quarterly date if you believe you cannot meet the quarterly payment dates.
